DILAPIDATION / DERELICTION REPORTS
A dilapidation/dereliction report is a report on the condition of a property at a given point in time. It records any existing damage, and the state of any individual aspects of the property that are likely to be affected by construction work, excavation or demolition.
The purpose of a Dilapidation Report is to avoid a dispute or costly litigation at the completion of construction works by establishing a record of the condition of a building and/or infrastructure prior to construction.

CONDITION SURVEYS
JMCE conduct Condition Surveys or Structural Dilapidation surveys on buildings and structures. Condition surveys and reports are often required prior to the commencement of construction works. These reports are prepared for buildings being renovated or on buildings adjacent to construction works to monitor the impact of such works. Derelict building reports are often required by financial institutions or for grant purposes.
PRE-PURCHASE SURVEYS
A full and comprehensive overview of the construction of the property, identify any major or minor defects present, and make recommendations for remedial repair. Our clients are given a clear understanding of any current issues prior to committing to a purchase.
STANDARD ENGINEERS PRE-PURCHASE
Survey on the dwelling which includes:
- Condition of structural elements without opening up wall or floor coverings.
- Recommendations on elements that warrant further analysis by specialists (if any).
- Dampness / condensation detection.
- Boundary inspection.
ADDITIONAL SERVICES (IF REQUIRED):
- A Building Energy Rating certificate (BER).
- A planning search to determine compliance of the development with Planning Permission and associated conditions.
- A search to determine if the estate has been “taken-in-charge” by the Local Authority.
- An energy use assessment to determine what upgrades to insulation are necessary to achieve various more efficient ratings on the BER scale.
- A search in the Planning Department to determine the planning status of adjoining properties in case any approved development is delayed.
snag lists
JMCE offer a snag list service, so that you can have all outstanding items completed by the builder. We will examine all visual elements within a building and document them so that the builder has a fill list of snags to complete.

- A snag list is performed by a suitably qualified professional engineer.
- The engineer will be looking for defects that are not obvious to the untrained eye and would currently present no visual signs of cracks or movement, such as potential design defects in structural walls, roofs and floors.
- The engineer will be checking for works that do not comply with the building regulations.
- A builder is not obliged to advise you of building defects known to them. Never presume that because a property is newly built that it will comply with all the current building regulations, that it will be built correctly, or to a recommended standard.
- A snag list will report on issues that will adversely affect the value of the property.
- You will be supplied with a professional and valuable snag list report, that your builder should act on.
- The report will include additional advice, information, and direction to help you understand structural certificates/documentation for the property that may be provided by the developer/builder.
- You will be able to discuss any issues reported on with a qualified professional.
